The lounge area is really unique with the most unusual feature of real rockface - superbly carved out to make the feature area in the lounge. There are coffee making facilities for guests and if desired you could fit a kitchen to make it completely self-contained.
Outside the property is set in 2200m2 of well designed and laid out gardens home to a number of fruit trees and mediterranean plants and shrubs and lots of seating and private sunbathing areas.
The filtered pool has a large terrace for sunbathing and has beautiful views over the local countryside with its rolling mountains and endless orange groves.
There is a seperate utility building which houses the boilers as well as utilities and is to the side of the main property. There is a lovely little 'secret garden' hidden behind and to the side of the utility house which makes a lovely private seating area.
The property benefits from mains water, electricity and broadband with landline telephone. It is also located on a good road and the property is walled, fenced and gated all round with electric gates.
Located within walking distance of the Tennis club in an area that is popular for walking and cycling holidays, the B&B business is doing very well for its first year.
Only a few minutes to Canals town and about 10 mins to Xativa this is a lovely location and would make a super family home if you did not wish to continue with the business.
