The house is an easy 1 hour drive using the EU funded C415, from Murcia (San Javier) Airport & the Mar Menor & 1 hour 10 mins from Alicante airport.
The property is fully legal and registered with the Ministerio de Economica Y Hacienda and a copy of the Referencia Catastral del Inmueble can be provided on request.
The total build area is 259m2 (living area 217m2 of 14 rooms over 4 floors) and the property was originally registered in 1930, though the chances are that it existed for sometime before that date. We purchased the property in January 2005 fully renovated.
The house is situated in the historic Old Town of Cehegin and is ideally suited for a family with children looking to relocate to start a new life in the sun. There are schools and pre schools all of which are in walking distance.
The street still boasts two families of three generations (grand parents, parents and children) and is a throw back to the days when children could still play safely in the street without fear of strangers and with little or no traffic, and where the neighbours still look out for each other.
There is ample parking where your car will be safe and if you forget to lock it don’t panic it will still be there in the morning!
Town tax for the YEAR was 26.43 euros.
The entrance to the property is through the front door at street level. There is a solid wood front door with reflective glass and wrought iron work. This opens onto a hallway area.
All stairs are fully tiled throughout with wood trim.
The Dining Room has the pleasure of having a working log burning fireplace. It is the heart of the house during those odd colder damp days that we do get in Spain - (Anyone who tells you that it NEVER rains in Spain isn't being truthful)!
The Lounge has double balcony doors which lead onto a small balcony overlooking the street and a large built in bookcase.
The lounge also has an economy wall mounted flat panel heater for extra comfort.
The second kitchen is on the second floor along with the current lounge, and a bedroom and bathroom. Originally this was reformed to be a self contained are, and as such could still be ideal guest accommodation as there is access to the bedroom and en-suite bathroom from two separate areas.
The Guest Bedroom has traditionally beamed ceilings and feature arch and is ample size for a double bed (bed shown is a king size), and also has a four door fronted traditional Spanish wardrobe with mirrors.
The bedroom can be accessed either from the landing stairs which run through the centre of the house, or an alternative door off the second kitchen as this floor has the facility to be self-contained should you so wish.
The bedroom also has a large en-suite bathroom.
The En-suite Guest Bathroom is large and spacious and has an over the bath shower, toilet, washbasin and beamed ceilings.
The Master Bedroom has a gallery area above (currently partitioned) and a large en-suite bathroom.
There is also direct access onto the roof solarium, and from there a wrought iron staircase will take you up to the gallery area (currently used as an office).
This room also benefits from an economy electric, wall mounted heater.
The large en-suite Master Bathroom has a bath with an over the bath shower, a separate built in shower cubicle, toilet, and washbasin.
In addition the washing machine and tumble dryer are also situated in this bathroom as there is direct access to the Solarium from this bathroom as well as from the Master Bedroom.
Across the landing from the Master Bedroom is a Family sized Bedroom which currently has one double and one single bed. (We have had two single beds in comfortably). This is a large room, and you could if you would so wish fit in an en-suite shower and toilet room. There is a large double window which looks out onto the Solarium, and you could also open this out and have patio doors instead to open directly outside.
There is a large built in wardrobe.
This room also benefits from an economy electric panel heater.
The Gallery Office area is above the Master Bedroom. There is plenty of room for a single bed, but mind your head when you get up!
The wood panelling can be removed should you wish to open the gallery area back up again.
It would also be possible to further expand the roof terrace area by removing the roof on this section, providing extra outside space, whilst still maintaining privacy.
Alternatively one of the kids may want their own space, so this could be ideal!
The solarium is a good size and has tiled walls for ease of cleaning and is totally private.
And if you enjoy sunbathing it is an absolute sun trap!
The basement area could very easily be turned into a self contained Apartment or Granny Flat, as nearly all of the tiling has been done for you.
There already is a fitted bathroom, with bath, over bath shower, wash basin and toilet together with a basement bedroom.
The large bricked ceiling area was originally the Bodega (and of course there is no reason why you couldn't convert the whole of the basement area back into one great wine cellar)!
Currently this area is used as a second office space and office storage space, but why not convert it to a lounge and dressing area - there's plenty of room!
These two additional rooms are across the stairs on the other side of the house in the basement. Currently used as storage rooms. Possible kitchen and dining room? They just need tiling and painting, all the hard work has already been done for you.
